The key consideration is always the price. Get your property agent to do a CMA (Comparative Market Analysis). This means comparing your property to similar ones that have recently sold in your area.
Be aware of over-pricing, and rather price it at a little lower than the average. This can create a bidding war. It could result in you getting a higher price than originally anticipated. If you have priced it too high – adjust and lower the price sooner rather than later.
If you’ve signed an exclusive mandate, this is always for a fixed period (usually 3 months). In the event that your agent has not managed to sell it in that time, you can select a new agent. You can sign a new mandate with a different agent or open the mandate to more than one agent.
Look at fresh new ways of marketing. Consider taking new pictures, creating a video and taking some drone shots. The text of any online or print advertising can be re-written. Make sure to include features and benefits of the property.
Look at the finishes of your home and see if anything needs sprucing up. Things like tiles, mirrors, gardens and pools can make the world of difference.
