Inspecting The Property

Sellers are bound to provide a disclosure form about any defect they know about. This is over and above electrical compliance and gas certificates.

Always check the property for the following issues, amongst others:

Structural cracks (typically above windows and arches)

Dampness

Garage doors – especially those with remotes

Condition of doors, cupboards, tiles, carpets, roof, fascia and gutters, swimming pool and pump

In terms of the CPA (Consumer Protection Act), sellers must disclose the condition of the property. You can bring an expert with you to view a property if you are unsure.
