A property in a good condition can make the difference between getting your full asking price and having to drop your price by up to 20%. This assumes that the asking price is realistic and market related. International research and local sales data confirms this.

Buyers are not always well informed about renovations or the costs thereof. When they see something wrong with a property, they will often want to knock down your asking price. This might amount to more than the cost of the necessary repairs, says Seeff.

It is not uncommon for a buyer to want to knock 50K to 100K off the price because the bathrooms are shoddy, for example.

You should do basic maintenance tasks like repairing cracks, leaks, mould and damp. Also fixing broken hinges, handles, tiles and so on.

If there is a swimming pool, it should not have leaks, and the pump and accessories should be in full working order.
