Property practitioners such as myself do a CMA (Comparative Market Analysis). This means we do a comparison of similar properties in the same area.
In simple terms, we compare apples with apples.
We check the prices that similar properties in your area have sold for. We analyze the prices of other properties on the market.
Often, these properties have not sold because their prices are too high.
